Property Description
The property welcomes you with a uPVC double-glazed door, leading into a tiled entrance porch. A glazed timber frame door then guides you into a well-lit 'L shape' hallway, where stairs ascend to the first floor.

Step into the inviting lounge with a coved ceiling, featuring a striking electric fireplace with a marble effect surround & hearth. The lounge offers captivating views onto the tranquil Coed Y Gopa Woodlands, adding a touch of natural serenity to your living space.

The modern fitted kitchen, adorned with a tiled splashback, boasts integrated appliances including an electric oven, grill, and 'Induction' electric hob. Ample space is provided for a free-standing fridge freezer. This culinary hub seamlessly extends into a charming garden conservatory, currently serving as a dining area. Here, plumbing for a free-standing washing appliance and access to the rear garden via 'French Doors' ensure convenience and practicality.

Retreat to the primary bedroom, generously proportioned and enhanced by fitted wardrobes and a separate storage cupboard, catering to your organisational needs. Meanwhile, the spacious second bedroom overlooks the front aspect of the property, offering ample room for a double bed and accompanying bedroom furniture.

Completing the ground floor is a convenient shower room, featuring a clear glass cubicle and an electric 'Triton' shower.

Ascending to the first floor, you're greeted by a spacious landing area, complete with a handy storage cupboard. A large third bedroom, equipped with a walk-in storage cupboard, awaits, serving as the perfect guest retreat. The vendors have thoughtfully transformed part of the landing into a useful first-floor office space, complete with a Velux window offering views of the picturesque hillside.

The low-maintenance, Southeast-facing rear garden offers a high level of privacy, laid with paving stones and featuring a manageable lawned area. Space is ample for a garden shed or greenhouse, catering to your green-fingered aspirations. The front garden is similarly designed for low maintenance, with paving stones and colourful flowerbeds adding a welcoming touch.

Benefitting from gas central heating via an 'Ideal' combi boiler and double glazing throughout most of the property, comfort and energy efficiency are assured. Hard standing off-road parking for multiple vehicles leads to a single garage, fitted with a manual up-and-over door, providing secure storage and additional parking options.

The property is nestled on Turnberry Drive, a serene residential avenue surrounded by similarly styled homes. It boasts a prime location, with Abergele's town centre just a short stroll away, offering a diverse array of local shops, charming gastro pubs, inviting cafes, and various amenities. For golf enthusiasts, Abergele Golf Club is within easy reach. Nature lovers will appreciate the numerous walking paths available for exploration. The award-winning Pensarn beach is also nearby for leisurely seaside days. And, for those who require easy access to the North Wales Coast, the A55 is just a few minutes' drive away. Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
