Property Description
Approaching the property, a tarmac laid driveway, bordered by timber fencing and brick accents, provides ample parking space for multiple vehicles. The low-maintenance front garden features slate chippings and a flower bed border, enhancing the charming curb appeal.

Stepping through the composite glazed door, you'll be welcomed into an L-shaped hall with coved ceilings, laid with carpet, and convenient access to the loft.

The spacious lounge boasts a glass panel timber door, coved ceilings, and a decorative timber mantle with a stone hearth, housing a cosy gas flame fire.

The kitchen, accessed through another glass panel timber door, surprises with its larger-than-average size for the estate. Two pantry/storage cupboards and modern wood-effect kitchen units add functionality, while dual aspect windows flood the space with natural light. A composite door opens onto the rear garden, offering potential to extend, subject to permitted development and planning laws.

Bedroom 1 is generously sized, overlooking the rear garden and featuring a useful storage cupboard and ample space for bedroom furniture. Bedroom 2 enjoys dual aspect windows, offering lovely views of Coed y Gopa woodland, and is spacious enough for additional bedroom furniture.

The bathroom exudes modern elegance with its large white tiles, high-level WC, hand wash basin with storage, and a shower cubicle with a glass screen. A frosted glass window ensures privacy while allowing natural light to brighten the space.

The rear garden is a peaceful oasis, continuing the tarmac from the drive and bordered by timber and decorative stone fencing and flower beds. With a southeast aspect, it provides the perfect setting for relaxation and outdoor enjoyment. An external storage cupboard adds practicality, and there's plenty of room for a greenhouse or sheds.

This charming bungalow is serviced by gas central heating and benefits from double glazing throughout, ensuring comfort and efficiency. Don't miss the chance to call this lovely home your own. Schedule a viewing today to experience its charm and tranquillity first-hand.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
