Property Description
Set in an elevated position, the property offers off-road parking on a stone-chipped driveway, leading to charming brick steps and composite double-glazed front door.

As you step inside, you're greeted by an entrance hall with stairs leading to the first floor. The lounge is a bright, compact space, perfect for relaxing. A bay window allows natural light to flood in and there's ample room for a three seater sofa and mounting the TV onto the wall would really optimise the layout.

The heart of the home is the spacious kitchen and breakfast room, which features an array of sleek, high-gloss cream units and stylish worktops complemented by a tiled splashback. The kitchen is equipped with an integrated double oven/grill and a five-ring gas hob. There’s also a handy under-stair storage cupboard, and a timber door opens to a versatile utility/storage area with plumbing and power for both a washing machine and dryer.

Upstairs, the first-floor accommodation includes a generous primary bedroom with plenty of space for furniture and freestanding wardrobes. From here, you can enjoy views of the surrounding woodlands and the picturesque Saint Paul’s Church.

The second bedroom is a well-sized single room, offering ample space for a single bed and additional furniture.

The contemporary family bathroom is fully tiled and features a large bath with a waterfall tap, an overhead shower, a hand wash basin, and a WC.

Outside, the rear garden is a good size, laid primarily with stone chippings, and offers low-maintenance appeal. It’s bordered by a brick wall on one side and a timber fence on the other. A large timber storage shed adds further practicality.

The property also benefits from a single garage, providing additional storage or parking options. There is off-road parking for up to two vehicles, and the home is fitted with gas central heating and double glazing throughout.

One of the key highlights of this property is its prime location. Just moments from Abergele town centre, you'll have easy access to a variety of local amenities, including shops, cafes, and schools, all within walking distance. The A55 expressway is also just a short drive away, making it a great spot for those needing to commute along the North Wales coast.

This charming home is a fantastic opportunity for investors or anyone seeking a well-located property with plenty of potential.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
