Property Description
As you arrive, you're greeted by an expansive driveway providing off-road parking for multiple vehicles, complemented by a lawn section at the front. Newly installed double timber gates offer additional parking options, with the driveway continuing to a single garage.
A stylish composite front door, sheltered by a canopy, opens into an inviting entrance hall, where contemporary herringbone-patterned luxury vinyl tiles (LVT) set the tone. The hallway also offers access to the loft hatch, providing further storage options.
The spacious lounge is filled with natural light, tastefully decorated in modern tones. A striking chimney breast houses a recently installed electric fire, adding a cosy touch. There’s ample space for both a dining area and comfortable seating, making this an ideal spot for relaxing or entertaining.
In keeping with the home's sleek design, the kitchen features a mix of matt-finish wall and base units, complemented by wood-effect worktops. Integrated appliances include an eye-level electric double oven/grill and a four-ring gas hob with extractor hood. There's additional space for a freestanding fridge freezer and plumbing for a washing machine. A stylish anthracite wall-mounted radiator completes the space. From here, a compact rear porch opens onto the garden, offering the potential for a cosy seating area.
The primary bedroom is generously sized, with room for a super king-size bed and additional freestanding furniture. A PVC double-glazed door allows direct access to the south-facing garden, flooding the room with natural light throughout the day.
The second bedroom, located at the front of the property, is currently used as a home office but is versatile enough to serve as a second bedroom with ample space for freestanding wardrobes and a double bed.
The modern bathroom is partially tiled with elegant marble-effect tiles and LVT flooring. It features a hand wash basin with storage beneath, a WC, and a bath complete with a waterfall mixer tap, glass screen, and overhead shower.
Designed with low maintenance in mind, the rear garden offers a contemporary outdoor retreat. A concrete patio provides the perfect spot for outdoor furniture to enjoy the sunny southern aspect, while an area of artificial turf bordered by stone chippings adds a modern touch. Timber fencing encloses the garden, ensuring both privacy and security.
This property has undergone a remarkable transformation, with works including re-plastering, new electrical wiring and sockets, and the installation of a new kitchen and bathroom suite. The rear garden has been thoughtfully landscaped, while the garage has been upgraded with a new door, roof, and electrical connections. The central heating system has been updated with modern radiators and pipework, and two new double-glazed PVC windows, along with the composite front door, further enhance this stunning home.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.
Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.
Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
