Property Description
As you enter through the timber-glazed door, you're greeted by a welcoming entrance porch, leading to wood-effect Lino flooring that extends into the ground floor WC. Another timber-glazed door opens into the main entrance hall, featuring a useful under-stairs storage area.

The generously sized lounge stretches the entire length of the property and boasts coved ceilings, textured ceilings, and a gas flame fireplace with an elegant stone surround and solid stone hearth, while French doors provide seamless access to the rear garden patio.

Continuing from the main hall, French doors unveil a versatile second reception room, currently serving as a home office, offering a glimpse of sea views, complete with coved ceilings and down lighting.

The kitchen, spacious enough for a breakfast table, showcases a blend of wall and base-mounted timber units, complemented by a tiled splashback. An integrated Hotpoint double oven/grill and Neff four-ring gas hob enhance the culinary experience. The utility room, an extension of the kitchen, accommodates an American-style fridge freezer and provides ample space and plumbing for two washing appliances.

Upstairs, a well-lit landing area, with down lighting and loft access, leads the way.

The primary bedroom features mirrored fitted wardrobes and boasts breath-taking sea views to the north. An ensuite bathroom, partially tiled, adds to the convenience.

Bedroom two offers similar views to the first, complete with fitted, mirrored wardrobes.

The third bedroom, generously sized, overlooks the rear aspect and onto Coed Y Gopa Woodlands, with additional storage courtesy of a fitted mirrored wardrobe.

The fourth bedroom, also well-proportioned, offers space for a single bed and a desk, with a built-in cupboard providing storage.

The family bathroom, partially tiled, includes an above-bath mixer showerhead with a folding screen, a hand wash basin with storage options below, a WC, and a practical airing cupboard housing the water tank, perfect for storing towels and linens.

The rear garden, poised for transformation into a serene oasis, features multiple tiers laid with stone chippings, bordered by timber fencing. A lower-level patio section is ideal for family barbecues. The property also boasts off-road parking for two vehicles, and the double garage, divided into two sections, features a manual up-and-over door on one side and an electric one on the other.

Additional features of this property encompass gas central heating, a blend of timber and uPVC double glazing, and a neatly landscaped front garden, featuring a lush lawn with mature shrubbery.

For those with a vision, this property holds immense potential for modernization and personalization, making it an ideal project for enthusiastic homebuyers. Your creative journey could commence by pursuing planning or building consent, unlocking the possibility to convert the garage into an additional reception area or even crafting a spacious open-plan kitchen-diner, transforming this property into your dream home.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
