Property Description
Welcome to Plas Newydd Buildings, a captivating two-bedroom mid-terrace home that seamlessly blends modern living with its late 1890s historical charm.

The enchanting curb appeal begins at the front gate, where a meticulously manicured front lawn and well-kept garden hedge welcome you. Step through the arched UPVC double-glazed door into a charming entrance porch adorned with original quarry-tiled flooring, leading to the lounge through a timber-glazed door.

The lounge is a snug and inviting space with tasteful décor, featuring coved ceilings and a striking gas flame fireplace surrounded by a timber mantle, resting on a slate hearth.

The kitchen is a luminous and expansive area, showcasing modern high-gloss wall and base mounted units with chrome handles, a stylish timber-effect worktop complemented by tiled splashback. Ambient lighting and under-counter lighting add to the atmosphere. There's ample space for a dining table and chairs, a Welsh dresser, and a range-styled cooker. Integrated appliances include an under-counter fridge and freezer, as well as a washing machine.

Ascend the stairs from the kitchen to a tastefully decorated landing with beautiful timber panelling.

The primary bedroom offers a snug retreat, adorned with timber panelling on one wall and a broad chimney breast on the other. There's ample room for a king-size bed and additional bedroom furniture.

The second bedroom is a versatile space, ideal for a child's nursery, a single bedroom, or a home office, featuring timber panelling. Access to the boarded loft and a pleasant view of the rear garden complete the room.

The family bathroom boasts a contemporary design with tiled flooring, a P-shaped bath with an overhead shower, a clear glass screen, a hand washbasin, and a WC.

The low-maintenance rear garden, paved with stone tiles and enclosed by timber fencing, not only ensures security and privacy but also basks in plenty of sunlight throughout the day. The clever addition of raised flowerbeds introduces a vibrant burst of colour to the space. Additionally, a traditional outhouse serves multiple purposes, housing the boiler, providing room for a compact chest freezer, and offering power for a drying appliance.

Additional features include gas central heating from a combi boiler, double glazing throughout, and, further along the terrace, an additional allotment/parking area with stone chippings, providing extensive off-road parking and additional storage by way of a single garage.

Throughout their ownership, the vendors have diligently maintained and upgraded the property, including a new boiler installation in 2021, new double-glazing units throughout, the addition of dry verge tiles to the roof, a complete decorative overhaul, and fresh carpets. This home is an excellent opportunity for a first-time buyer, presenting a move-in-ready residence.

This property is a mere stone's throw away from Abergele Town Centre, granting effortless access to nearby infant, primary, and secondary schools, an array of local shops, charming gastro pubs, cafes, and a host of other local amenities. For those with an eye on commuting along the picturesque North Wales Coast, the A55 is conveniently situated just 0.3 miles away.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
