Property Description
Welcome to a property that offers much more than just a place to live. As you arrive, a generously sized hard standing driveway welcomes you, providing convenient off-road parking for multiple vehicles.

Upon entering through the uPVC double glazed door, you'll find yourself in a spacious sun/utility room, perfectly equipped with plumbing and power for your washing appliances. From here, step into the L-shaped hallway that offers access to the loft and a handy storage cupboard for added organization.

The heart of this home, a bright and airy lounge, boasts coved ceilings and an eye-catching stone fireplace, ready to accommodate a free-standing electric fire, adding both warmth and character to the space.

Modern meets functionality in the kitchen, where sleek shaker-style wall and base mounted units are paired with a tiled splashback. With integrated 'eye level' electric oven and an induction hob, meal preparation becomes a breeze. This kitchen also thoughtfully offers ample room for a free-standing fridge freezer.

An expansive conservatory extends from the kitchen, revealing a versatile area perfect for a second reception room or dining space. Enjoy the flexibility of this room as it opens up various possibilities for how you choose to utilize it.

The primary bedroom impresses with modern fitted wardrobes that enhance the overall aesthetic while also providing efficient storage. Meanwhile, the second bedroom overlooks the front aspect of the property and is equally equipped with fitted wardrobes.

The fully tiled bathroom has been ingeniously transformed into a wet room, featuring an electric shower and plastic cladding surrounding the shower area. It also incorporates a hand wash basin and WC for your convenience.

Transitioning outdoors, the rear garden requires minimal upkeep thanks to its artificial turf and well-placed paving slabs. Enclosed by timber fencing and adorned with flower beds, the garden emanates a peaceful ambiance. A bonus comes in the form of a timber-constructed summer house, complete with power and double glazing, ideal for a craft room or a quiet retreat.

Beyond the property's features, its location shines brightly. Nestled in the sought-after residential estate of Lon Y Gors, this residence offers the convenience of being just a short stroll away from Pensarn, a seaside resort featuring a convenience store, pub, and easy access to Abergele & Pensarn train station. Abergele town centre, with its vibrant array of local shops, eateries, and amenities, is a mere 5-minute drive away. Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
