Property Description
As you approach the property, you're greeted by hardstanding off-road parking and a well-manicured lawn featuring an eye-catching rockery with colourful plants and shrubs. A paved path leads to the UPVC double-glazed door, opening into a welcoming entrance hall with a staircase ascending to the first floor.

The bright and airy lounge is well-proportioned, featuring a gas flame fireplace surrounded by an ornate timber mantle on a decorative tiled hearth. A dado rail adds character, and there's ample space for furniture, a coffee table, and a TV stand.

From the lounge, you enter a modern fitted kitchen with wall and base-mounted shaker-style units, complemented by a tiled splashback. Integrated appliances include a slimline dishwasher and a fridge freezer, with ample room for a washing machine and a freestanding gas cooker. Additional storage is provided by an under-stair cupboard accessible from the kitchen.

Ascending the staircase to the first floor, a gallery window floods the compact landing with natural light. The part-boarded loft is accessible from here via a pull-down ladder.

The primary bedroom is spacious and tastefully decorated in neutral tones. There is ample space for a king-size bed, dressing table, and chest of drawers. A useful above-stair storage cupboard with a clothes rail provides additional storage options.

The second bedroom comfortably fits a double bed with room for freestanding bedroom furniture and offers a pleasant view of the rear garden.

The bathroom features a contemporary tiled design with a level threshold walk-in shower cubicle fitted with a clear glass screen, a chrome heated towel rail, and a hand wash basin and WC unit with integrated storage.

The garden, accessible from the kitchen, opens onto a large patio area ideal for alfresco dining or hosting family barbecues. Timber gates provide access to the front of the property and could be removed to create additional parking. A timber shed offers garden storage. The garden itself features a low-level wall with flowerbeds, bordered by timber fencing. The patio area extends towards the rear of the garden, with a small, easily maintainable lawn section, stone-chipped areas, and railway sleepers creating a slightly raised bed with shrubbery. The south-west facing aspect ensures plenty of sunlight throughout the day and into the evening, making this garden ideal for sunbathers.

The property benefits from gas central heating, double glazing, and off-road parking.

During the current ownership, the vendor has enhanced the property by installing a contemporary kitchen and bathroom, completely landscaping the rear garden, and adding tasteful decorations throughout. The result is the charming, well-maintained property you see today.

The property is situated in a quiet cul de sac located on a popular residential estate. Abergele town centre is situated within a few minutes’ drive providing wide a range of local shops, gastro pubs, cafes and other local amenities. A no.12 bus stop is located only a few minutes’ walk of the property and the A55 is also within a few minutes’ drive for those looking to commute along the North Wales Coast. The award-winning Pensarn beach and coastal path are also easily accessible and are within walking distance.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
