Property Description
Step inside through the inviting UPVC double-glazed door into a tiled entrance porch. A timber-glazed door guides you into the welcoming L-shaped entrance hall, featuring a handy storage cupboard and access to the loft.

A standout feature of this bungalow is the lounge, strategically placed at the rear. It boasts coved ceilings and a captivating gas flame fireplace with a timber mantle, set against a solid stone surround and hearth. The double-glazed sliding doors from the lounge lead to a cosy garden conservatory, offering serene views of Coed Y Gopa wood and the lush rear garden.

The kitchen is a bright and airy space, benefiting from dual aspect windows that make the most of the picturesque surroundings. It features a mix of wall and base-mounted units with an attractive slate effect worktop and handy fold-away breakfast table. There's ample room for your freestanding kitchen appliances.

The primary bedroom, situated at the front of the property, enjoys coved ceilings, fitted timber wardrobes, and space for additional bedroom furnishings.

Bedroom two is also a double-sized room with enough space for two single beds and freestanding furniture. Plus, you can catch a glimpse of the sea from its window!

The contemporary family bathroom stands out with its timber panelling, stylish brick tiles, hand wash basin, WC, and a P-shaped bath with a clear glass screen and a rainfall showerhead, along with a separate handheld diverter.

Access to the rear garden can be gained from both the kitchen and conservatory, leading to a paved patio area. The garden, slightly tiered with sleepers, features a well-maintained lawn bordered by timber fencing, flowerbeds, and mature shrubbery, making it a sun worshipper's paradise with its south-facing aspect. The garage is accessible via a side door in the rear garden and comes equipped with power.

The low-maintenance front garden is adorned with stone chippings and raised brick flowerbeds hosting mature shrubs, while a hardstanding driveway provides off-road parking for multiple vehicles.

Additional features include double glazing throughout, gas central heating via a Combi boiler, and a new roof installed in March of 2019.

Conveniently situated just a short drive away from Abergele town centre, this property offers easy access to a diverse range of local conveniences. Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
