Property Description
As you approach the property, you'll immediately notice the well-maintained exterior. To the front, there's a generous hardstanding area offering off-road parking for multiple vehicles, complemented by a double, timber gate that extends parking options to the rear, along with a single garage. The front garden is thoughtfully designed for low maintenance, featuring stone chippings with a brick border, accentuated by a well-maintained border of mature shrubs and colourful flowers.

Upon entry through a composite double-glazed door, you'll find yourself in a welcoming entrance hall. This hall is not only equipped with a radiator but also includes a double storage cupboard and provides convenient access to the loft via a pull-down ladder.

The lounge is a wonderfully lit space, thanks to its double fronted windows. It exudes an air of sophistication with deep coving and a gas flame fireplace, framed by a timber mantle and sat atop a stone hearth.

Adjacent to the lounge is an open plan kitchen-dining area. The dining section is laid with wood-effect laminate flooring, which adds to the room's appeal. It boasts a picture rail and provides ample space for a dining table and chairs. The kitchen area is equipped with a mix of wall and base-mounted units, elegantly complemented by a tiled splashback and a mixer hose tap seated on a ceramic sink. There's also plenty of room for a freestanding fridge and cooker.

From the dining area, you can step out to a cozy conservatory through UPVC double-glazed sliding doors. This space offers a panoramic view of the garden and is equipped with plumbing and power for a washing and drying appliance. Plus, the fitted blinds in the roof ensure a shaded retreat during the warm summer months.

The primary bedroom is generously proportioned, providing ample space for bedroom furniture, and is illuminated by natural light streaming in from dual aspect windows.

Bedroom two is another spacious double room with room for freestanding bedroom furniture, including a double bed. It overlooks the well-maintained rear garden.

Completing the interior is the partially tiled shower room, complete with a WC, a handwash basin, and a lounge shower cubicle, featuring a clear glass screen and an “Advanced, Mira” branded electric shower.

Moving outside, the well-manicured garden is enclosed by timber fencing. It offers a patio section, a stone chip area, and two timber sheds, one of which is conveniently equipped with power. There's also an additional hardstanding area that's ideal for a clothesline. Here, you'll find access to the single garage via a manual up and over door, which is well-equipped and even offers space for a chest freezer.

The garden enjoys a north-facing aspect, allowing for plenty of sunlight from the south, especially due to the low pitch in the roof. It's an ideal space to bask in the sun well into the evening, thanks to the west-facing orientation.

This property enjoys an enviable location, just a brief stroll from a wealth of local amenities, such as a well-stocked supermarket, two pharmacies, a local medical practice, numerous inviting cafes, a modern library, and a contemporary church. For those seeking seaside adventures, you'll be pleased to find that the no.12 bus route, running from Rhyl to Llandudno, is conveniently located nearby, offering easy coastal exploration.

If you're a fan of sandy beaches and ocean breezes, the delightful Kinmel Bay sand dunes, complete with a scenic cycle path and a picturesque seafront, are only a short walk away.

It is believed the property is connected to mains gas, electric, water and sewage services although we recommend you confirm this with your solicitor.

Kinmel Bay
Kinmel Bay, also known as Bae Cinmel, is a popular seaside resort situated on the beautiful North Wales Coast. The town was originally called Foryd before it grew in size, and was named after the former train station. A ship, La Nave Reyes said to be part of the Spanish Armada and under the command of the Duke of Medina Sidonia, sunk in the River Clwyd near Kinmel Bay in 1588 with the loss of 220,000 pesos of gold and silver. These coins are still being found today!
