Property Description
As you step inside through the timber door, you're welcomed into a generously sized entrance hall, setting the tone for the spaciousness that lies ahead.
The lounge is bathed in natural light streaming through sash windows, creating an inviting atmosphere. Here, you'll find an ornate mahogany fireplace, a beautiful centrepiece for the room, complete with a gas flame fire nestled on a tiled hearth and an elegant brass surround.
Next is a versatile second reception room, offering flexibility for your lifestyle - it could easily serve as a dining room or a children's playroom, adapting to your needs.
The kitchen is a functional yet inviting space, featuring ample wall and base mounted units. There's plenty of room for an American-style fridge-freezer, a freestanding hob, and a washing appliance. What's more, the kitchen opens onto a side patio area that basks in a south-facing aspect. Steps lead to a lower-tiered garden, bordered with timber fencing. This area also provides access to the garage and offers the convenience of a former outhouse and additional storage space.
Moving upstairs, you'll discover three bedrooms and the family bathroom. The primary bedroom is a spacious retreat with room for freestanding wardrobes. It boasts decorative coved ceilings and benefits from an abundance of natural light pouring in through two sash windows.
Bedroom two is generously sized, with ample space for freestanding wardrobes and the added benefit of a dual aspect view.
The third bedroom, well-proportioned and inviting, is an ideal candidate for a children's nursery.
The family bathroom, adorned with partially tiled walls, features a bath with an above-bath mixer shower, a hand wash basin, a WC, and a handy airing cupboard housing the water tank.
One more delightful surprise awaits in this home - the loft room. This versatile space could serve as an additional bedroom or a hobby haven. It not only offers lovely views of Tower Hill and Coed y Gopa Woodlands but also provides storage solutions in the eaves, making the most of every inch.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.
Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.
Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
