Property Description
Enter the property through a UPVC double-glazed door into an open entrance porch, leading to a well-shaped hallway adorned with stylish effect LVT tiled flooring and offering access to the loft space via a pulldown ladder.

The lounge is a cosy and generously proportioned retreat, boasting Cove ceilings and a built-in gas flame fireplace. With ample space for sideboards and a comfortable sofa, it provides the perfect setting for relaxation.

Sliding doors from the lounge unveil one of the property's highlights - a vaulted ceiling extension, serving as an additional reception room or dining area. Fitted with sliding doors opening onto the patio section of the garden, it offers a seamless transition between indoor and outdoor living.

The kitchen boasts a contemporary design, featuring sleek white shaker-style units complemented by a stylish worktop and a tiled splashback. Complete with integrated oven and gas hob, as well as ample space for a freestanding fridge, freezer, and plumbing for a washing machine, it caters to modern culinary needs.

A convenient laundry area opens off the back of the kitchen, providing access to the garage and the rear garden.

Both bedrooms are generously sized doubles facing the front of the property. The primary bedroom is enhanced by a built-in wardrobe and an additional storage cupboard for linen storage.

The bathroom serves as a true showpiece of the property, boasting a modern fully tiled effect with a floating wash basin and storage options beneath. A shower cubicle with a clear glass screen and a rainfall showerhead, accompanied by a chrome heated towel rail and WC, complete the stylish ensemble.

The property is embraced by a large south-facing garden bordered with timber fencing and mature trees, complemented by a single garage. With double glazing throughout and downlighting in the kitchen, the property has been re-rendered. There's off-road parking for multiple vehicles and a low-maintenance front garden consisting of stone chippings with a brick border.

It is believed the property is connected to mains gas, electric, water and sewage services although we recommend you confirm this with your solicitor.

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
