Property Description
Nestled in a peaceful cul-de-sac within a sought-after residential area, this charming two-bedroom detached bungalow offers the perfect blend of comfort and convenience, just a short stroll from the heart of Abergele town centre. With serene views of the rolling woodland, this home is an idyllic retreat, available with no forward chain for a smooth and swift purchase.

As you approach the property, you're welcomed by a charming walkway flanked by a pebble-dash garden on one side and a practical block-paved driveway on the other, offering ample parking for multiple vehicles. A UPVC door, framed by a stylish pergola, invites you inside, adding a touch of character to the entrance.

Step through the front door into a welcoming hallway, where you’ll find a useful airing cupboard housing the fuse box and water tank, along with access to the loft.

As you proceed down the hall, you’ll find yourself in the lounge, a light and open space perfect for relaxation. The lounge boasts a modern floating electric fireplace with a marble effect hearth below, while sliding doors open onto the back garden, allowing natural light to fill the room.

Towards the end of the hallway, you enter the open-plan kitchen and dining area. This well-equipped space comes with contemporary wall and base mounted high gloss units and integrated appliances, including a fridge freezer, microwave, oven, and electric hob, along with a dishwasher and plumbing for a free-standing washing machine. A fitted breakfast table offers a casual dining spot, while a back door provides convenient access to the side access, leading to the front & rear of the property.

Both bedrooms are generously sized, bright, and airy rooms. Both featuring fitted wardrobes and bedside cabinets, with views over the hillside and the tranquil cul-de-sac.

The bathroom has been thoughtfully converted into a wet room, providing easy accessibility. This well-designed bathroom features a WC, wash basin, and ample storage space, with partially tiled walls and a textured ceiling adding a touch of sophistication.

The rear garden offers a delightful low maintenance design with a blend of artificial turf and a stone block pathway that meanders to a charming feature patio, with an additional paved patio near the lounge door. The garden is accessible from both sides of the property, leading to the front and providing entry to the single garage. Surrounded by wooden fence panels, this private outdoor space offers a peaceful retreat with lovely views of the surrounding hillside.

The bungalow boasts gas central heating, powered by a system boiler discreetly housed in the kitchen, ensuring warmth throughout. Double glazing adds to the home's efficiency.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
