Property Description
Step inside through the elegant timber glazed door, flanked by glazed side panels, into a warm and inviting porch. A second timber glazed door, adorned with stained glass inserts, ushers you into the main entrance hall. Here, you'll find stylish wood-effect laminate flooring, picture rails, a handy under-stairs storage area, and a cloakroom cupboard.
The lounge exudes an air of sophistication, furnished with high-grade dark wood-effect laminate flooring. It features picture rails, a bay window that floods the room with natural light, and an exquisite stone effect fireplace that plays host to a multi-fuel burning stove resting atop a slate tile hearth.
The second reception room oozes character with its charming coved ceilings and an exposed brick chimney fireplace. Double doors graciously lead you to the decked terrace in the rear garden, making this room a perfect candidate for a children's playroom.
A striking feature of this property is the grand open-plan kitchen-diner. It showcases wall and floor-mounted cupboards, beautifully accented by a shaker-style finish. The wood-effect worktop and tiled splashback add to the visual appeal. The kitchen is well-equipped with an integrated dishwasher and plumbing for a washing machine. There's also ample space for an American-style fridge-freezer and a range-styled cooker with an overhead extractor.
Ascending to the first floor, you'll find a generously proportioned landing offering access to the loft, located near the bathroom, and features picture rails and Cove ceilings.
The primary bedroom is a spacious retreat with room to accommodate a super king-size bed comfortably. It comes with a bay window, picture rails, fitted mirrored wardrobes, and ample space for additional bedroom furnishings.
Bedroom two is tastefully decorated and generously sized, offering ample space for freestanding bedroom furniture and a double bed. This room also enjoys scenic hilltop views of Coed Y Gopa Woodlands.
The third bedroom, currently utilized as a home office, offers plenty of space. However, it's versatile enough to accommodate a double bed alongside additional freestanding wardrobes.
The fourth bedroom isn't your average box room; it offers ample space for a single bed and comes complete with a handy fitted wardrobe.
The fully tiled family bathroom features a practical plastic-cladded ceiling and a useful storage cupboard for linens and cleaning supplies. It boasts a modern P-shaped bath with a clear glass screen, a rainfall showerhead, a separate handheld diverter, a WC, and a handwash basin.
Step out into the sunny south-facing rear garden, offering a delightful sun-soaked area. The decked terrace opening from the family room is perfect for setting up a dining table and chairs for al fresco meals, bordered by raised flower beds. A generous lawned area provides ample space for playtime with the kids and could even accommodate a trampoline. Additionally, a timber storage shed stands ready to meet your storage needs.
To the rear of the property, a real treasure awaits— A traditionally constructed annexe, which is currently being used as storage. However, with the addition of a kitchen, could provide an open-plan kitchen-living area, a separate room and a shower room. This space could potentially provide an extra source of income for the household, although we recommend seeking the proper usage permissions from the local council as it is currently utilised solely as a storage facility.
To the front of the property, off-road parking is available for multiple vehicles, framed by an attractive solid stone wall, low-maintenance stone chippings, and a timber fence.
The property is located on Kinmel Ave, a popular and highly convenient residential area offering easy access to Pentre Mawr parc, the award-winning Pensarn beach, Abergele town centre and is within walking distance of local infant, primary and secondary schools. The A55 is within a few moments’ drive for those looking to commute along the North Wales coast.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.
Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.
Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
